Go through that website
Follow the procedure to register and unlock the boot loader

Then go to google
Search for XDA or Android Forums
Go to phone model Desire 510
Grab adb tool if needed
Grab TWRP recovery file
Grab SU update file
You may need the HTC sync tool

Power up the PC
Go to Google at any time if you need a more in-depth tutorial on adb or fastboot
Root it
Done
